Short-term finance

Bridging finance

A short-term loan, secured on property, that bridges the gap between buying and longer-term finance or a sale.

Bridging loans are measured in months, not years. They move quickly, can be secured on property that a mortgage lender wouldn't accept, and are repaid by a clear exit — selling a property, or refinancing onto a mortgage once work is finished.

Interest is usually rolled up or retained in the loan, so there's often nothing to pay monthly. That makes the exit the single most important part of the plan, and it's where we start.

Fast

Many bridging lenders can complete within a few weeks once valuation and legal work are in hand.

Flexible security

First or second charge, residential or commercial, single or multiple properties.

Exit first

We check the sale or refinance stacks up before you take the loan, not after.

FAQs

Bridging questions

Open or closed bridge?

A closed bridge has a fixed repayment date — for example when a sale has already exchanged. An open bridge has no fixed date, just a maximum term, and suits refurbishments and sales still to happen.

Is bridging regulated?

If the property is, or will be, lived in by you or your family, the loan is usually regulated by the FCA. Investment and commercial bridging generally is not.
