Short-term finance

Short-term finance

When speed matters more than anything — an auction deadline, a broken chain, a property no high-street lender will touch — short-term finance bridges the gap until a longer-term plan takes over.

Every short-term loan needs an exit: a sale, a refinance onto a mortgage, or money arriving from elsewhere. We plan the exit before the entry, so the finance works for the whole project — not just day one.

Questions

Common questions

Open or closed bridge?

A closed bridge has a fixed repayment date — for example when a sale has already exchanged. An open bridge has no fixed date, just a maximum term, and suits refurbishments and sales still to happen.

Is bridging regulated?

If the property is, or will be, lived in by you or your family, the loan is usually regulated by the FCA. Investment and commercial bridging generally is not.

Can I use a normal mortgage at auction?

Sometimes, if the property is mortgageable and you allow extra time — but 28 days is tight for most mortgage lenders. Auction finance is designed for that deadline.

Do I need development experience?

It helps, and larger schemes usually require it. First-time developers can still borrow, typically at lower leverage and with an experienced contractor or project manager on board.

How is a drawdown facility secured?

Usually on property — either the property being worked on, or other property you own outright or with plenty of equity.

What security does the Hunter facility need?

A first charge on a property you already own with no mortgage on it. The amount available depends on that property's value.
