Mortgages
Buy-to-let & investment mortgages
Single lets, HMOs, multi-unit blocks, holiday lets and serviced accommodation — in your own name or through a limited company.
Investment lending is assessed very differently from a home mortgage. Lenders look mostly at the rent the property can achieve against a stressed interest rate, plus your experience as a landlord and, for larger portfolios, the shape of everything you already own.
Because we invest ourselves, we talk the same language: yields, rental cover, refurb-and-refinance, special purpose vehicles. We'll help you structure each purchase so the next one is easier, not harder.
Rental stress tests
We model how each lender calculates rental cover, so you know before applying how much the property will support.
Personal or company?
We'll explain how lenders treat each, and work alongside your accountant, who should advise on the tax side.
Portfolio refinance
Reviewing the whole portfolio at once can free up equity or simplify a tangle of different lenders and dates.
FAQs
Buy-to-let questions
How much deposit do I need for a buy-to-let?
Typically 25% of the purchase price, sometimes less, though a bigger deposit opens up better rates. The rent also has to cover the lender's stress test, which can be the deciding factor.
Can I get a mortgage for serviced accommodation?
Yes — a growing number of lenders will, usually with extra conditions around experience, location and projected income. Ask us which ones suit your plans.
