Short-term finance
Drawdown facilities
An agreed pot of finance you draw from as and when you need it — paying interest only on what you've actually used.
Rather than borrowing the full amount on day one, a drawdown facility agrees a limit up front. You draw funds in tranches — for each stage of a refurbishment, or each new purchase — and interest only runs on the balance outstanding.
For active investors and developers this can be much cheaper and simpler than arranging a new loan for every deal or every phase of work.
Pay for what you use
Interest accrues only on drawn funds, not the whole facility.
One set of fees
One application and one legal process, rather than starting again each time.
Ready when you are
Funds can be released quickly once the facility is in place, so you can move on opportunities.

How is a drawdown facility secured?
Usually on property — either the property being worked on, or other property you own outright or with plenty of equity.
