How it works

The mortgage & insurance process

No jargon, no surprises. Here's exactly what happens from your first call to the day you collect the keys — and how we protect what you've worked for.

The mortgage process

From budget to keys

  1. 1

    Know your budget

Before the viewings start, talk to us. A short onboarding call plus our affordability check tells you what you can realistically borrow, and we can arrange a Decision in Principle (DIP, sometimes called an Agreement in Principle) to show estate agents you're serious.

  2. 2

    Offer accepted

Found the one — inside budget, right school run, right walk for the dog? Tell us straight away. We turn your accepted offer into a full mortgage application with a clear recommendation on lender, rate and term.

  3. 3

    Valuation & survey

The lender values the property for its own peace of mind. We always recommend your own survey too, so nothing unexpected surfaces later. We handle the lender and keep you posted.

  4. 4

    Offer & legal work

Once the mortgage offer is issued, your solicitor or conveyancer runs the searches and contracts. It's the most important stage — we keep the chain moving and answer the questions as they come.

  5. 5

    Completion

Keys in hand. We stay with you right to the final bell — then make sure your protection is in place and diarise your rate end date, so you're never left on a lender's standard rate.

The insurance process

Protection, made simple

  1. 1

    Discovery conversation

We get to know you and the cover you already have — through work, existing policies or savings — and talk through the protection options that sit alongside your mortgage.

  2. 2

    Protection options

Leave the legwork to us. Once your mortgage offer arrives, we compare established insurers to find policies that match your needs and budget.

  3. 3

    Tailored quotes & application

We explain each recommendation in plain English, help with the application and medical questions, and put policies in trust where it makes sense.

  4. 4

    Ongoing reviews

Life changes. We'll check in when your mortgage is up for renewal, or when a new baby, a move or a pay rise means your cover should change too.

Why it matters

Navigating insurance can feel overwhelming. We simplify it — understanding what matters to you first, so our recommendations protect you, your family, your property and your business.
