Mortgages
Residential mortgages
Buying your first home, moving up, or your current deal is ending — we find the mortgage that suits your plans, not just this month's headline rate.
For most people a home is the biggest purchase they'll ever make, so the mortgage behind it deserves proper advice. We take time to understand your income, your outgoings and where you'd like to be in five or ten years, then recommend a mortgage that fits.
If your circumstances aren't straightforward — self-employed, recently changed job, bonus or overtime income, a blip on your credit file — that's fine. Lenders all assess these differently, and knowing which ones say yes is exactly what we're for.
Fixed, tracker or variable
We explain how each behaves and when it makes sense, so you choose with your eyes open.
Rate-end reminders
We diarise your deal's end date and start looking around four to six months before, so you don't slip onto a standard variable rate.
Protection alongside
We'll talk through life, illness and income cover at the right moment — no pressure, just a clear view of the options.
FAQs
Residential questions
How much can I borrow?
Most lenders start around four to four-and-a-half times household income, and some go higher for certain professions and incomes. Your outgoings and credit history matter just as much. Our affordability calculator gives a quick guide; a Decision in Principle confirms it.
Should I go to my bank instead?
Your bank can only offer its own products. We compare a wide panel of lenders, including some you can't access directly, and we'll tell you honestly if your own bank comes out best.
